| Understanding the property market today is a key
factor to successful property management and our Clients are
afforded our expertise in how best to achieve the maximum from
their investment. When advice on how to come first is required
then we advocate the following:
Ask yourself: Why does a person invest in a bespoke suit?
A fast and sexy car? Answer: Because it says something about
that person, it marks them distinctly as a member to a specific
social group. Property does the same. Today's Tenant or Purchaser
wants an extension of their persona, and to provide this you
must pre-empt their persona. How do we do this? We don't.
What we do is advocate an exquisite blank canvas and then
any Tenant or Purchaser can express themselves, whether their
personal tastes run from the bohemian to the classical. This
canvas will display personal achievements to the same level
of quality that the Tenant or Purchaser would select for a
property of their own.
Why do Tenants on a3-year work contract move so often? We
have actively sought to answer this question and again it
leads to the 3-points already highlighted Space. Design, Functionality
and last but not least Cost. The choices made at the start
of a Tenants move to London are based on what was available
at the time. "The best of a bad bunch" is often
a phrase that is mentioned across the table at dinner parties
thought out London. If our Clients can offer "The best"
then we will secure the Tenancy - but can we keep the Tenant
for the duration of his term? The answer is yes - providing
the need for the move is other than the unsuitability of the
property. If a property incorporates the basic requirements
that every Tenant needs, provides the blank canvas to project
the Tenants own persona, enters the rental market at a suitable
rental figure in order to be competitive, is managed and is
maintained to a high standard then why would the Tenant want
to move?
Hollandale Kane work with a highly regarded team of interior
designers. They cover all areas of the world to combine "true
art" when designing the interiors of the properties,
yet maintaining the requirements for a "rentable"
/ "sellable" property, so as not to alienate any
interested party due to personal taste. Whilst this service
really depends on the value and type of property, it is important
to note that to achieve the best rental value and ensure there
are no rental gaps, one must always consider this service
a fundamental investment to the property.
The commitment to create the finest and timeless is a breath
of fresh air to the drudgery of today's rental properties.
It is acknowledged that rental accommodation today is regarded
as the poor mans option. Whilst as a live-in owner one might
refurbish their property to an excellent standard and personal
taste, it is less likely that the same would apply to a rental
investment! If however that was the case, personal tastes
may not provide the canvas for the today's desirable tenants
to create their own living artwork.
The attention to the ever-changing fashions is also at play
here. Cost to "keep up with the times" can be high.
By utilising the "blank canvas" approach it is possible
to create a living space that will not date in the fast moving
treads of today. Securing the talents of such individuals
who can lengthen the life span of the interior finish, we
then in turn cut out the expense of unnecessarily "keeping
up with the times".
Our designers understand that a property must be both an
exquisite blank canvas, so as to appeal to everyone who steps
through the door. It must have them mentally picturing themselves
and their belongings melding perfectly into the surroundings.
Also, the properties interior must instil character as soon
as you enter, it must make you desire to live there not only
because of the way it makes you feel, but also because of
what it would say about you the Tenant / purchaser.
Desire is the strongest narcotic for any possible purchaser
or tenant, and it turn the desirability of a property in itself
commands the all-important value of the investment.
