Today's Estate Agent is a skilled and a formidable negotiator,
a font of important information that will be used to your
benefit in acquiring, renting or selling your property.
We use the size of the portfolio to harness them for the
benefit of our Clients. An Estate Agent can command a sole
agency on your property for a tempting percentage reduction,
which many clients accept. When this occurs it creates a monopoly
on your property let's say for "letting purposes" for the
Agent. This monopoly does not always act in your best interest
as it inevitably limits who will view your property, as the
sole Agency empowers the Agent to refuse any other Agents
the ability to show their applicants your property.
Therefore sole agencies limit your chances on a fast rental,
leaving you open to the "un-let" periods. We on the other
hand enforce the ability for all reputable Estate Agents to
participate in the portfolio, maximising an expedient rental
and minimizing "un-let" periods. This is a vital requirement
to maximising profits, and unusual because it changes the
relationship between the client and the Estate Agent. No longer
is the Agent comfortable in the security of their monopoly
but eager and needy to be the first with an acceptable offer
to close the deal and win the fee!
